Market, show, and sell your home or
property yourself.

You decide where and when to advertise,
what your advertising budget should be,
and when to conduct open houses.

You schedule your own showings.

You negotiate with prospective buyers.

When you have agreed to sell your home
or property at a specific price and terms,
contact us, and we will do all of the
paperwork on your behalf, work with the
Title Company, and other service
providers, and have our professional,
on-staff, Transaction Coordinator
supervise the entire closing process.

The fee is paid to us at closing.

LIMITED
SERVICE LISTING PROGRAM
(with the
Upgrade Guarantee)

Fee: $500

Upon execution of the listing agreement
and payment of the fee, your home is placed in the Multiple
Listing Service (MLS) for a period of six months.

You agree to pay a Licensed Broker a
percentage if they procure the Buyer
(usually between 2% and 3% for a home).
This represents a savings of about 50%
over the standard commission for a
full-service listing.

You may continue to market and attempt
to sell your property yourself and owe
nothing more to anybody if you find a
Buyer for your property.

Your home or property is advertised on
our web site, in our storefront windows,
and we will place a "For Sale" sign on
your property (if you wish).

You may place your own sign on the
property.
-
You may advertise your property for sale
anywhere you wish.

Prospective Buyers or Buyer's agents
contact you directly to show your
property, and you negotiate with them
directly.

After you have agreed on price and terms
with a Buyer, you may, if you desire,
take advantage of our "For Sale by
Owner Assistance Program"

for an additional $500 (paid at
closing).

UPGRADE GUARANTEE:
If at any time during the Limited
Service Listing Period you wish to
upgrade to the Full Service
Listing Program, we
will credit the $500 fee back to you at

We will prepare a Competitive Market
Analysis (CMA) to help you determine
the listing price of your home or

Your home or property is placed in
the Multiple Listing Service (MLS).

Your home or property is advertised
on our web site, in our storefront
windows, in many Local and National
Publications, and we will place a
"For Sale" sign on your property.

We will schedule and coordinate open
houses (if you desire).

We handle all contacts from other
REALTORS and prospective Buyers.

We will schedule showings, solicit
feedback from the showing Agent or
prospective Buyers, and report back
to you.

We will negotiate on your behalf
(after having explained your options
to you).

We will write or review the contract
for purchase to ensure that your
interests are protected.

Our professional Transaction
Coordinator, in conjunction with
your Real Estate Sales Professional
will monitor the transaction with
the Title Company, Mortgage Company,
Inspection Service, Repair Services
(if necessary), and other service
providers as necessary.

Your Sales Professional, in
conjunction with the Transaction
Coordinator will be there to answer
all of your questions, and will take
you through the entire process until
the transaction closes. You
will always receive prompt attention
to your questions or concerns.
